There is no doubt that we
are in a BUYER'S MARKET right now. If you have a listing that's just
sitting, you need to get more creative about getting the word out that you
have a HOUSE FOR SALE.
Since serious and ready buyers are harder to come by our checks seem to be going to the gas and food bill and not marketing expense. So how do we get the BEST bang for our shrinking dollar? With all things FREE! Buyers are surfing the net - they can't afford to drive their cars around on Sunday to the host of open houses scattered all over Portland. Buyers are on Craigslist.com and they are driving around in their www.maps.google.com (virtual) car. If you're not out there (in virtual space), they're not driving by your home because they don't know it's out there. It's really easy to get on Real Bird, Postlets, Vflyer, and others - they are FREE - and they do not spam you. Sign up, up load your photo, profile, logo, etc. and then enter your listing as a DRAFT. Get your Principal Broker's approval (must be in writing and keep in your records). Then publish/post your listing. Your listing will be syndicated to dozens of real estate sites. Many of these now interact with your Facebook and Twitter accounts. Don't stop there. There is a way to create the HTML code to now put your listing on Craigslist.com. Each one is a little different, but they are all easy. If you set up an account with Craigslist.com you won't have to keep entering in your email address two times each ad. And you then get to see a history of the ads placed. You can adjust how much history you want to see.
Okay, this next idea is not free, but I really like it and it holds lots of value for the price. For only $10 per listing (per year) you get all kinds of great tools. Including that the homeowner can be given their own password to access the listing. They can see the activity themselves and they can post their ad to Craigslist.com and Backpage.com. You can have the homeowner enter in the showing information on the feedback page and send a request for feedback. Unfortunately they can also change the ad. Another tough part is that you can make the site inactive when you're done, but there is not currently a draft feature so you can send it to your broker for approval. More of what I love about this tool is that you can upload all kinds of media (virtual tour, YouTube video) and documents to the site. You can also create a virtual tour (MLS compliant & branded both) from the photos you upload. It will create widgets so you can put them on your websites, blogs. And it's it's own site (you get to pick from a few names). There is so much more, but you get the idea - go to the website E-Properties see for your self.

so much more on many of the free sites like Real Bird and Another Favorite - Brokers Helper. It has everything you could ask for.
